The workspace and its facilities
This coworking space occupies a renovated shophouse on Street 299, a quiet residential lane in Sangkat Boeng Kak 2. The flexible office space spans two levels, with an open-plan ground floor for hot desks and a mezzanine level housing two private offices and a small meeting nook. Large sliding glass doors at the front open onto a covered terrace, extending the workspace into a semi-outdoor area furnished with high stools and planter boxes. Inside, polished terrazzo floors and white-painted brick walls keep the interior bright, while ceiling fans and split-system air-conditioning maintain comfort throughout the day. The location
Street 299 runs north–south through Boeng Kak 2, a developing residential and light-commercial area 3 kilometres northwest of Phnom Penh’s central business district. The building is 400 metres east of the Boeng Kak lakefront, a popular evening promenade with food stalls and exercise parks. Public bus route 5 stops 300 metres south on Russian Federation Boulevard, while tuk-tuks and motodops are readily available along Street 299 and the parallel Street 289. The Toul Kouk Market lies 1.2 kilometres east, a 15-minute walk along Street 289, and offers fresh produce and household goods. Several local eateries (Khmer noodle shops, grilled meat stalls) operate within a 200-metre radius, and a mini-mart sits at the corner of Street 299 and Street 302. Parking is available on-street directly in front of the building, with space for four cars and ten scooters. Phnom Penh International Airport is 6 kilometres west, a 15-minute drive via Russian Federation Boulevard.
