Shenzhen

One of the largest cities in the Guangdong province, Shenzhen is the major financial centre of southern China and popular with multinational companies in the professional services, IT and financial sectors. The area was the first Special Economic Zone in China and has developed into one of its most successful since rapid foreign investment was ploughed into the area in the early 1980s. Dubbed as China’s Silicone Valley due to its volume of company headquarters in the high-tech industry, it is also home to one of the busiest container ports in the world.

The location

Situated in the Pearl River Delta, Shenzhen is located directly north of Hong Kong and has a population of approximately 15 million people.

The city is made up of six administrative districts (Fuitan, Luohu, Nanshan, Yantian, Bao’an and Longgang) and four new management areas (Guangming, Pingshan, Longhua and Dapeng).

Looking for an office in Shenzhen

While primary industry output continues to show a decline in Shenzhen, as China focuses on services-led growth, the city has seen the financial sector grow by over 15% in the last year.

This has helped to drive up the demand for Grade A office space and as such there is currently a low vacancy rate across the city, while rental prices continue to increase. 

However, the increase in prices is expected to be checked with up to two million square metres of Grade A office space expected to be added to the Shenzhen market in the rest of 2015 and 2016.


Costs

The prices for serviced office space can range from RMB2,500 – 5,000 per workstation, per month in Shenzhen, depending on location and requirements. 

When looking at serviced offices it should be kept in mind that costs usually cover a wide range of amenities, which may include internet meeting rooms, reception services etc., and as such can me more cost-effective than traditional leases.

Five things you probably didn't know about Shenzhen:

  • Prior to the establishment of the Special Economic Zone in 1979, Shenzhen was only a small market town called Sham Chun Hui
  • The Window of the World theme park in the western part of the city houses around 130 reproductions of the world’s most famous landmarks including the Taj Mahal and a 108m tall Eiffel Tower
  • While other major cities in China have the problem of an ageing population, the average age of Shenzhen’s residents is 30, with the 20 – 29 age group making up over 35% of the city’s population
  • Spread along 260km of Shenzhen’s coastline, the Port of Shenzhen is the third busiest container port in the world and is home to around 40 shipping companies
  • Over half of the total area of the city is protected as a greenbelt

Just a 45-minute train journey from downtown Shenzhen to central Hong Kong but with considerably cheaper office space on offer, Shenzhen is a great alternative to Hong Kong and is a city that continues to grow at a rapid pace.

The following districts are the most popular areas in which to rent office space in Shenzhen: 

Fuitan District
  • Home to the city’s CBD, a master-planned development that started to take shape in the early 1990s
  • Many of the city’s skyscrapers are located within the district and will include the Ping An International Finance Centre, which will become the 4th tallest building when completed in 2016
  • Along with many high-rise office towers and government buildings the district includes the Shenzhen Convention and Exhibition Center, Shenzhen City Hall and Lianhuashan Park
Nanshan District
  • The centre for the city’s high-tech industries
  • Makes up the southwest area of the Shenzhen Special Economic Zone and has a population of over one million people
  • Qianhai New District is a commercial development within Nanshan District set for completion by 2020 designed to produce closer cooperation with Hong Kong and mainland China
  • The aim is for the area to be a hub of modern services and innovation, and become a base for the economic development of the Pearl River Delta with a focus on the finance, modern logistics and technology industries
Luohu District 
  • Home to some of the tallest and most recognisable buildings in Shenzhen including Guomao Building, KK100 and Shun Hing Square
  • The Luohu immigration point is the busiest land boundary patrol connecting mainland China to Hong Kong
  • The district is also known for its many shopping opportunities with many one-day visitors arriving from Hong Kong
Yantian District 
  • District known for its logistics and port management 
  • Surrounded by Luohu and Longgang districts
  • Home to a number of Shenzhen’s most popular beaches
  • Industries encouraged in the district include printing and publishing, distribution and trade, and raw material processing
