With lockdown measures implemented worldwide to reduce the spread of the virus, the commercial property and coworking sector effectively came to a standstill as organisations scrambled to transfer operations from office to home setups. The switch to remote working ushered in a new era for the future of work, with millions of onsite workers adapting to unprecedented circumstances, changing the way we work forever.
While demand for flexible workspace in the UK has dropped to roughly 20% of pre-COVID-19 levels and does not look set to recover soon, many providers of flex space are remaining open, often with skeleton staff, until government policy advises differently.
The major UK cities at present appear to be the hardest hit but are also likely to be some of the first to recover when the current lockdown ends and demand picks back up, something Instant is already seeing the early signs of in Asia.
With most of the workforce having settled into a new kind of normal, CFOs already see the cost benefits of flexibility around remote teams, with 74% planning to move at least 5% into permanent remote positions post-COVID-19.
Due to the pandemic, one global bank told us they would look to cut their fixed office space footprint by 70-80% when lease events allow over the coming years, and others are predicting 50-60% cost reductions.
A global law firm in Hong Kong echoed a similar sentiment, saying “we have successfully operated with less than 10% of people in the office for over a month with the balance of people working from home – so what amount of office space do businesses really require?”
One recent study estimates that up to 30% of the global workforce will be working from home multiple days a week by the end of 2021, a trend which reinforces how important flexibility is to the future of work.
Innovation: Trends Emerging Due to COVID-19
The immediate priority for the vast majority of businesses right now is cost saving. A second key consideration for many is how to grow their business once the markets start to return. Many are wondering how to choose an office space in this new landscape.
Instant predicts that an inevitable post-Pandemic strategy will be the move to a more agile solution around office space. Companies will want to use cash more constructively as they rebuild, with a focus on re-establishing supply chains and re-hiring employees rather than large capital expenditure, and signing leases on buildings for the long-term with no flexibility.
Flexible offices are already supporting businesses during the pandemic. While some have temporarily closed, many have made a move to remote working and linked members to community platforms to keep in touch and share information.
