Average flexible coworking space in Austin reached $896 while shared offices space in Dallas saw average rates of $728 during the year. Both cities were dominated by the opening of hybrid centers, with Dallas seeing a 46% increase YoY and Austin an increase of 49%.
Looking at the early signs, it appears that following on from the surge in supply last year, pricing dropped during the first half of 2018. It’s too early to tell if we will see prices stabilise over the course of the full year as demand continues to grow, but with the flexible industry being far more responsive to supply and demand factors, we may well see a decrease in average pricing during 2018.
