Looking for an office in Munich

Munich is a very decentralised market, however, if international companies are looking to base their business in the city and need good access to air travel, then our local expert Florian Kappes would recommend offices in the north of Munich, because the airport is quite far out from the city centre.

In general, the Munich serviced office market is healthy, with occupancy rates around 80 – 85%. Because the conventional market is quite well rented, landlords will usually ask for long-term commitment, so companies that are unsure about long-term development should start with serviced offices. The large variety of options in the marketplace caters for most needs, from peripheral low-cost options to high-spec space in the historic city centre.


The prices for serviced office space can range from €350 – 800 per desk, depending on the location and requirements. These costs also cover amenities, which may include Internet, meeting rooms, kitchen facilities, reception services, AV equipment and parking.

Many clients rent small offices of up to four people to set up their businesses in the Munich area. Unterföhring is the heart of the German media and telecommunications industry, home to big companies such as Sky Germany, Kabel Deutschland, and ProSiebenSat.1 Media AG, a German mass media company. As well as media corporations, a number of major insurance firms can be found here.


Schwabing, in the north of Munich, used to be known as the city’s bohemian quarter, but is now a major shopping district, populated by students, retailers, and some large German corporates, like BMW. The famous Leopoldstrasse — a major boulevard — crosses through Schwabing, and is a highly-coveted business address.


Located in the south of the city, Neuperlach is populated primarily by businesses in the insurance and high-tech industries. A number of large multinational corporations are headquartered here, such as Allianz SE insurance; BSH Bosch, and Siemens Home Appliances; Wacker Chemie, a chemical business; Generali Insurance; D.A.S. Insurance and Capgemini, a provider of technology and consulting services.
