Hamburg

Hamburg is a media and industrial centre as well as a major transport hub, home to the busiest port in Germany (second largest in Europe) along with being the most important banking area in Northern Germany. It is the second largest city in Germany, behind Berlin, with a population of over 1.7 million people and occupies a place in the top 20 of Mercer’s 2015 Quality of Living Rankings.

The location

Spread over an area that is twice as large as London, and seven times that of Paris and with continental Europe to the south and the Nordic region to the north, the city sits at the southern point of the Jutland Peninsula on the river Elbe.

One of the 16 German states, Hamburg is made up of seven boroughs (Altona, Bergedorf, Eimsbüttel, Hamburg-Mitte, Hamburg-Nord, Harburg and Wandsbek) that are subsequently broken up into over 100 ‘quarters’.

Looking for an office in Hamburg

The current vacancy rate in Hamburg is around the 6% mark. However, the high level of demand has not had a massive effect on prices in recent months.

The City submarket is still the most popular area of Hamburg to take up office space but large spaces in the heart of the city can be hard to find due to low supply.

Costs

The prices for serviced office space can range from between €300 - €700 per workstation in Hamburg, depending on location and requirements.

However, when looking at serviced offices it is always worth keeping in mind that these costs usually cover a whole variety of amenities, which may include Internet meeting rooms, reception services etc., and as such can me more cost-effective than traditional leases.
