Comparing the London serviced office market made simple

SunGard needed to move offices because they had downsized and wanted less, all inclusive space. Because they work with local councils and handle confidential information, SunGard needed a dedicated IT room and to move in for two years, but were flexible about where the location for their new office could be.

A commercial property agent introduced SunGard to Instant because they had requested all inclusive, serviced offices. Instant created a shortlist with SunGard of the best offices from a detailed report we produced. We arranged viewings of these shortlisted buildings and SunGard narrowed their selection down to three buildings.

Instant worked for SunGard to collect proposals for each building, bring all the quotes into one place and ask all the right technical questions. Because we managed all the administration of collecting the information to be compared, SunGard could make an informed decision. Instant then helped once more and used our excellent operator relationships and market pricing knowledge to negotiate on their behalf and get them the best deal for fit out and cost.

High interest generated for excess space through Instant

We were approached by Paul Scoble at Ask-re to help them dispose of Quantum House, Fleet Street. The freeholder of the building was looking at offering more flexible leasing solutions, either on traditional, managed, or serviced terms, depending on what the client required. Ask-re felt that we would see plenty of requirements liked this, and so we joined efforts.

We visited the property after Paul Scoble contacted us so that we were familiar with it. When we have a client interested we contact Paul or one of his colleagues who conduct the viewing. We relay feedback to them, and they liaise with the freeholder over what is possible.

While we are yet to find the right client for this property, we have had plenty of viewings within the first few months of advertising it and are confident that it is just a matter of time before a successful referral is made.
