The time that it takes to find the right space for you depends entirely on the solution that you require;

If you are medium to large sized business (currently occupying over 2,000 sq ft) and you have no plans for expansion or reduction in size then you may require a lease. A lease can take up to six months to secure. As a rough guide you should allow two months to find the right property, two months to sort out the legal documents and two months to fit out the office to your specification.

If you are a small business or a business that requires flexibility then serviced offices are certainly the type of space that you require. A serviced office can be viewed and signed for on the same day if necessary as they only require a signature on a licence agreement and deposit to complete the deal. So the timeframe for taking a serviced office tends to come down to the eternal procedure within your company.

If a space needs to be fitted out with an internal meeting room or directors office then you should allow at least two weeks for quotes to be made, CAD drawings to be agreed and the fit-out work to be complete.
