Total Office Cost Survey 2012 from Actium Consult

For 11 years, Actium Consult has compiled an annual report into the total cost of occupying a conventional office, looking at a new building and a 20 year old building, across 51 centres in the UK. The total office cost includes analysis into such things as rates liability figures, detailed Hard and Soft FM costs, workstation space allowance, costs of early exit and rent free periods being granted.

One of the most interesting points to come out of the 2012 TOCS report is that as a proportion of the total costs, the headline rent ranges from 13% in Leicester to 42% in London’s West End. The headline rent is often the main metric against which many businesses base their office comparisons, but these figures show a significant variation in their contribution to the  total office cost.

In addition, for the last 3 years Instant has supplied data to run a comparison with the TOCS numbers against a serviced office for 10 people in a good quality (but not new) office in a prime location for 12 months. This year it was revealed that serviced offices offered better value for money than conventional offices in 84% of all locations surveyed.
