Frankfurt

Frankfurt is Germany’s second-largest metropolitan region and is home to over 700,000 people. The city is also the largest financial centre in continental Europe and ranks among the world’s leading financial hubs, with the Frankfurt Stock Exchange one of the globe’s largest by market capitalisation. Due to its central location in Germany, and in Europe as a whole, Frankfurt is a major air, rail and highway transport hub.

The location

Frankfurt consists of 46 city districts which are combined into 16 area districts. The city’s three larger districts are Sachsenhausen, Westend and Nordend. Frankfurt’s most popular business area is Westend, which is home to a lot of banking-related businesses and is famous for its skyscrapers and high-rises. The outskirts of Frankfurt also host a range of industries as well, especially around the airport.

Looking for an office in Frankfurt

Frankfurt is becoming an increasingly popular location for office space in Europe. The market continues to grow, with a number of new office providers as well as an increase in the availability of coworking spaces. Top priorities for businesses looking to move to Frankfurt include transport links, location and industry type.

Florian Kappes, Instant Offices’ specialist local consultant for the Frankfurt region suggests the outskirts and centre of Frankfurt for a cost-effective option when renting office space. However, the ideal option for large businesses would be to take an office near the Westend, with good access to nearby restaurants and shops, as well as an impressive postal code.

Costs

Premium serviced office space in central districts such as OpernTurm in the Westend is the most high-end rental, costing as much as €2000. If you are looking for a more cost-effective option, a small office in the outskirts of Frankfurt can cost as little as €500.

These costs also cover amenities, which may include Internet, meeting rooms, kitchen facilities, reception services, AV equipment and parking.

Office sizes

Due to confidentiality reasons, co-working in a shared office is still in its infancy in Frankfurt with larger companies requiring dedicated offices. There is a wide selection of office spaces with some family-run centres providing just ten offices, and other major locations with over 100 offices to choose from.

Instant Offices offer a great variety of office sizes, and are able to accommodate most enquiries. Serviced office providers can be flexible, so that you can up- and downscale, according to the economic situation and your company’s needs.

A closer look at Frankfurt

These are the most popular areas in which to rent office space:

Westend

Frankfurt’s Westend is the city’s most prestigious business area, with many affluent professionals working and living in the district. It's within walking distance of the financial district and in close proximity to Frankfurt’s bank towers, making it the perfect spot for financial and other business industries. Deutsche Bank, Commerzbank and European Central Bank all have offices in the district. The ideal position, historic architecture and an abundance of amenities means that the Westend is first choice for well-off urbanites. The area also has a number of impressive educational facilities available, including campuses for Goethe University.

Ostend

Previously an industrial area, with factories at the Hanauer Landstraße, Ostend is now a bustling, creative district, popular with trendy young companies and start-ups. In recent years it's seen an influx of design and tech companies to the area, as well as the development of attractive residential properties. At the moment, Ostend is a more cost-effective option than Westend, with office rental prices and cost of living relatively low in comparison. However, the upcoming move of the European Central Bank to Ostend will undoubtedly bring significant changes to the district, with new industries being established, as well as a more affluent demographic.

Innenstadt

The Innenstadt is the central city district for Frankfurt, with part of it forming the city’s central business district. It's also home to Germany’s most expensive real estate. The Innenstadt is bordered by grassy parklands, making it easily recognisable against the rest of the city’s districts. Here you'll find Frankfurt’s banking quarter and Frankfurt Stock Exchange. For this reason, Innenstadt is extremely popular among financial companies looking to expand into Germany.

Sachsenhausen

Sachsenhause is the largest district in Frankfurt by both population and area. It is a fairly old district with many historic buildings. The main street offers some of the city’s best shopping and is popular with tourists and locals alike; so a large part of business in this area surrounds retail and service providers.
