LCH Clearnet

LCH Clearnet was first established 100 years ago and is now the leading independent clearing house. It urgently needed space to accommodate a new project that was expected to last four years involving up to 400 staff. On top of this, the space needed to be located very close to their existing headquarters and as their own property team were already stretched, it was clear that they needed a partner to deliver a tailored solution very quickly.

Instant put a proposal to LCH Clearnet to provide them with a suitable building for a term that exactly matched their project timeline and at a price that included the design and delivery of the fit out, ongoing facilities management and all exit liabilities at the end of the term. This proposal was accepted by LCH Clearnet and within six weeks contracts were signed and the space was delivered within 12 weeks, exactly as agreed.

Network Rail considered self-delivery of a conventional lease and executive suites before turning to Instant to deliver a Managed Office for project teams in central London. A Managed Office is perfect for construction-project office space needs as Executive Suites can rarely be found close enough to the site and in the case of more extensive projects over longer periods, the serviced solution may not be cost effective.

Traditional acquisition routes take up extensive in house management time, which is disproportionate to the length of term being taken. In addition to this, in Network Rail’s case, when completing an acquisition through traditional routes, including the management of the fit out and furnishings, strict corporate guidelines had to be adhered to that were developed for long term occupation of premises and that were consequently less cost effective when applied to shorter term occupational leases.

By contracting with Instant a turnkey solution could be delivered that was more appropriately specified to the project use and timescale and consequently very cost effective for Network Rail. In addition to all of this, Instant were able to source space that was not being marketed - through their contact with other occupiers and landlords, so in this case it provided a solution that Network Rail could not have provided themselves.

This relationship was so successful that when Network Rail needed a base for their refurbishment project of the Farringdon Thameslink Station then turned straight to Instant for a Managed Office to house 250 people for three and a half years.

£1 million saving with a Managed Office in London's West End for Met Police.

The Metropolitan Police Service (Met Police) is the largest police service in London. A large public body, their demanding office requirement was for a very precise conferencing and training venue in Central London. Their requirement specified an unusual level of detail, including the size and number of rooms and chair and table models.

Met Police needed value for money against traditional leased office options; they had a predetermined budget for a ready to use office on a 24 month term with flexibility to break after 18 months.

The Instant Managed Office team was the only commercial property solution able to meet Met Police exact requirements. Working with the building owner, our Managed Office team structured a deal that gave cost effective flexibility for both the initial outlay and ongoing costs. We sourced, fitted out and delivered 20,000 sq ft of space in the West End of London, to specification, budget and timeline. Within seven weeks of finalising the legal formalities and agreeing terms, Met Police moved into their new office. It is estimated that by taking a flexible and bespoke Instant Managed Office, rather than a conventional leased spaced, Met Police saved £1 million over two years.

Crossrail save time and money in a flexible Managed Office for 500 staff from Instant.

Crossrail is the company behind the largest addition to the transport network in London and the South East of England for more than 50 years. They began working with Instant when they had 300 employees working across two offices in Central London. They wanted to bring all their staff together in one location, and have room to expand to a total of 500 desks, on a flexible lease with low ongoing costs.

The Instant Managed Offices team helped Crossrail to back-fill existing office space with another client, driving down costs further and allowing the current occupier of the space to exit their lease early.

The office space for Crossrail was delivered in two phases, within budget and on time.

ViewSonic is a world leading visual display company who wanted to downsize their office accommodation and were considering taking executive suite space. ViewSonic contacted Instant who were able to provide them with a report on suitable executive suite properties in their search area on the same day.

During the viewings of the shortlisted space it became clear to Instant that because of ViewSonic’s requirement to have their own branded reception and full supply and management of their own IT and telecoms packages, a Managed Office may provide a better solution for them, delivering on all their requirements without compromise.

Instant then used its unrivalled market knowledge to find an ideal space in Tower 42 in the City of London and to negotiate a very competitive deal, assisted greatly by Instant’s existing excellent relationship with the landlord. The cost savings that Instant were able to deliver compared to ViewSonic’s original budget figures, enabled them to free-up resources that could then be dedicated to growing new areas of their business.
